TERRAIN
The overall landscape is gently sloping to flat, with intermittent tree canopy and mostly firm, loamy soils. Within the 1,660± acres boundaries, an impressive canal system with boat houses and boat lanes leading to the southern 900± acres of private marsh with roost habitat and 700+ acres of cultivated land which can be farmed and irrigated with freshwater, flooded, or grazed by cattle. An almost endless system of drivable levees allows vehicle access to most areas of the preserve and many of the waterfowl blind and fishing locations.


HUNTING
The waterfowl hunting at Commissary Point is electric. Fifteen permanent blind locations are located strategically though out the preserve providing blind locations for all phases of the waterfowl season. Freshwater controls allow for irrigated fields with pit blinds on the northern half of the preserve; stilt and island boat blinds are located within the southern half, in the private marsh, with hard bottomed, wadable soil. Limits are typical on hunts at Commissary Point; the primary species include: mallards, teal, pintails, wigeon, gadwall, speckle belly geese and snow geese.
Whitetail deer, doves, and other birds and animals are commonly seen on the property.
FISHING
Legendary Lake Calcasieu (Big Lake) is famous for giant speckled trout and redfish. The 200’ Commissary Point pier is located near the Lodge, offering fantastic fishing right from the yard area. Redfish, blue crabs, and other species can also be targeted in the private marsh; the main boathouse is less than 100 yards from the Lodge. This area is considered a destination by saltwater anglers.


Commissary Point Lodge / Other Improvements
The 2,800+/- sf elevated lodge suits the property perfectly. Configured with 3 Bedrooms and 3 Bathrooms on one wing, with a large kitchen / dining area / half bath buffering the large living room, which also has a half bath. Views from the lodge and wraparound porch are stunning. Below the lodge is a covered concrete pad for projects and storage. Dog kennels are located near the home. There are two boat houses located along the canal system. The main boat house is a short walk from the lodge and supports 3 boats. The East boat house is in the North central part of the property.

15 miles South of Lake Charles, Louisiana in Cameron Parish, along the East bank of Lake Calcasieu and in the heart of legendary waterfowl and coastal fishing country. The Gulf Coast is just 12 miles South of the property and accessible by way of shipping channel through Lake Calcasieu.
